Each time you attend an open house and speak with the listing agent, he or she is acting as a sub-agent of the seller, thereby representing the seller’s best interests - rather than yours. You'll want to be represented as well. Additionally, open houses afford you the opportunity to view only a small percentage of homes currently available to you in your price range - not an efficient house-hunting method!
As your own Buyer Agent, you’ll get so much more from me!
1. I will be obedient to your wishes. This means I’ll follow all of your lawful instructions, while never exceeding the scope of authority you give me to act on your behalf. (Note however, that I am not able to make decisions for you.)
2. You’ll have my undivided loyalty. I will not advance anyone’s interests to the detriment of yours – not the seller’s, the seller’s agent or any other party’s, including my own. My strong negotiation skills will be utilized only on your behalf.
3. I will affirmatively and honestly disclose all information concerning the transaction and the material facts of the property known to me that might affect your decision to purchase.
4. You’ll have my promise of confidentiality – personal information shared with me stays with me unless you request - in writing - that I share specific information with a third party.
5. I’ll be accountable for safeguarding all funds given to me and will give you an accounting of these funds throughout the duration of the transaction as requested.
6. I will use reasonable care and diligence to protect you from foreseeable risks of harm, and will recommend you obtain expert advice or assistance when your needs lie outside my areas of expertise (e.g., I will not provide legal advice).
